A finished basement turns a minor water event into a costly one — carpet pad, drywall, baseboards, and stored belongings all soak fast. We start with a moisture map (meters plus thermal imaging) to find water that has wicked up walls and under flooring where you can’t see it, extract standing water, pull and dispose of saturated pad, then set LGR dehumidifiers and air movers on a written drying plan and log readings daily until the structure hits dry standard. Built-ins and flooring are worked around where they can be dried in place rather than demolished.

A supply line that fails behind a wall can release hundreds of gallons an hour before anyone notices, and Macomb and Oakland’s older housing stock has plenty of vulnerable runs. We locate the source, contain the area with 6-mil poly to stop cross-contamination, open and dry wall cavities (weep holes where trapped water needs to drain), and dry the framing and flooring to standard before any rebuild — then we handle the drywall, trim, and paint so you deal with one crew start to finish.

Sewer backups are Category 3 (black) water and are handled as a health hazard, not a mop-up. Crews work in full PPE, remove and dispose of porous materials that can’t be cleaned, extract and clean hard surfaces, and apply professional antimicrobial before structural drying begins. Sanitization is documented at every step so the space is safe before reconstruction.
Category 3 losses often require temporary relocation until sanitization is complete.
When a water loss sat too long — mold can colonize within 24–48 hours.
We assess whether moisture has reached wall cavities, cabinet backs, and sub-floor seams before deciding on demo. Containment is set to keep spores from spreading through the HVAC system, affected materials are removed under negative air with HEPA scrubbers, and the area is dried and treated. The goal is to stop a water loss from becoming a recurring mold problem — which is why the dry-out has to start fast.

Soot chemistry differs by what burned (dry, wet, protein, fuel-oil), and the wrong cleaning method makes it permanent on porous surfaces.
