The hidden cost of a flooded basement is the HVAC and electrical. Low-mounted outlets, furnace blowers, and water heaters exposed to flood water are typically red-tagged by the inspector until they are replaced or certified. This needs to be documented up front.

Royal Oak bungalows are 80 to 100 years old and often still have original plumbing stacks — drain line failures at the main stack are a common cause of hidden wall and floor damage.
Housing here is predominantly 1920s–1950s brick bungalows and Tudors on compact city lots. The most common restoration-related issues in Royal Oak are aging cast iron drains, basement seepage, downtown combined sewers. Our crews treat each property as its own project — scope, drying time, and rebuild needs are written based on what we measure on site, not a generic playbook.
A flooded basement is the most common water loss in Southeast Michigan — between sump pump failure, sewer backups during heavy rain, and foundation seepage, almost every home in Macomb and Oakland counties will see one eventually. Prime Restoration crews extract standing water, remove saturated carpet pad and drywall bottom, set up a full drying grid, and document the scope so you have paperwork ready for your carrier.
The same documented process on every project — based on IICRC S500.
Before pumping begins we identify whether the water is from a supply line, sump pump failure, seepage, or sewer backup — this determines category and required personal protective equipment.
Submersible pumps remove standing water. Truck-mounted extractors pull remaining water from carpet and pad. Contents are moved to a dry area or packed out.
Saturated carpet pad, bottom 24 inches of drywall, wet insulation, and MDF baseboards are removed so wall cavities can dry. All materials are photographed before disposal.
Air movers and LGR dehumidifiers are placed on a structured drying grid. Finished ceilings are drilled for air circulation when framing is wet. Moisture is logged daily.
Concrete is cleaned with EPA-registered antimicrobial. For Category 2 or 3 water, all affected surfaces are treated and retested.
Drywall, trim, carpet pad, and paint are rebuilt. For finished basements, we coordinate flooring, trim, and any HVAC/electrical certification needed.

Common questions from Royal Oak homeowners before they call.
Most standard homeowner policies exclude groundwater and sump pump failure unless you carry a specific water backup or sump pump rider. We document the scope in Xactimate so you have itemized paperwork either way — your adjuster makes the coverage decision.
Not always. Per IICRC S500, drywall that dries to standard within the drying window can usually stay. In practice, the bottom 24 inches of drywall over saturated cavities is removed so the framing can dry and any wet insulation comes out.
Mold colonies can establish within 48–72 hours on wet organic material (drywall paper, wood, carpet pad). Getting dehumidifiers running inside the first 24 hours is the single biggest thing you can do to prevent a secondary mold claim.
Prime Restoration is a licensed restoration contractor, not a public adjuster. Under Michigan law (MCL 500.1201) only the homeowner or a licensed public adjuster can negotiate an insurance claim. What we do is document the full project scope in Xactimate so you have clear line-item paperwork to submit to your carrier.
